Two kinds of houses, two kinds of problems
Auburn’s housing stock is genuinely split. There are older homes in and around town — farmhouses and early-1900s construction with full masonry chimneys — and there’s a good amount of newer subdivision building from the 1990s onward. The chimney work those two groups need has almost nothing in common.
Older masonry homes deal with the standard Kansas problems: mortar joints washed out by decades of freeze-thaw, cracked or missing clay flue liners, chimney crowns that were poured thin and have since split, and spalling brick where water has gotten in and frozen. These are repointing, relining, and crown rebuild jobs.
Newer homes almost universally have factory-built (prefab) fireplaces — a metal firebox with a metal Class A chimney running up through a framed, sided chase. Homeowners often assume these are maintenance-free. They aren’t, and they have a shorter service life than masonry.
The most common failure we find in Auburn’s newer housing is the chase cover — the metal lid on top of the chase. Builders routinely install galvanized steel covers, which rust through in roughly fifteen to twenty years. Once that happens, water pours straight down into the chase, rots the framing, and destroys the firebox from below. It’s an inexpensive part that causes expensive damage, and replacing it with stainless steel is a permanent fix.
We also see failed firebox refractory panels, deteriorated door gaskets, and factory fireplaces that are simply at the end of their rated life. When that’s the case we’ll tell you — and a fireplace remodel with a modern insert is often the better spend versus patching a worn-out prefab.
