Lawrence sits about twenty-five minutes east of our Topeka shop, and it’s one of our busiest service areas. Douglas County has a mix of housing you don’t see everywhere in Kansas — genuinely old homes, a heavy rental market, and newer construction pushing west toward the K-10 corridor. Each of those brings its own chimney problems.

Old homes, old chimneys

Lawrence has one of the oldest surviving housing stocks in the state. Old West Lawrence, the Oread neighborhood, and the blocks radiating out from downtown are full of homes built in the 1870s through the early 1900s, many of them with original masonry chimneys and locally quarried limestone foundations.

We see two recurring issues in these houses. The first is unlined or clay-lined flues. Building codes didn’t require a liner at all for much of the 19th century, and clay tiles that were installed later have often cracked. An unlined or compromised flue lets heat and combustion gases reach framing members they were never supposed to touch. The fix is usually a stainless steel liner sized to the appliance.

The second is decorative chimneys that were decommissioned decades ago and forgotten. A capped-off chimney still collects water. Without a proper cap and a sound crown, it will quietly rot the masonry from the inside and eventually show up as a stain on a bedroom ceiling.

Landlords, property managers, and rentals

A large share of Lawrence housing is rented, much of it to KU students, and a working fireplace in a rental is a liability that needs documenting. We provide chimney inspections for landlords and property management companies, including written reports you can keep on file, and we can schedule sweeps in blocks during turnover season so you’re not coordinating a dozen separate appointments in August.

If a unit has a fireplace that shouldn’t be used, we can tell you that clearly and, if you want, permanently decommission and seal it properly rather than leaving a “please don’t use” note taped to the mantel.
