Why Ozawkie chimneys are different

The original town of Ozawkie is under the reservoir. When the Perry Dam project went in during the 1960s, the townsite was relocated, which means the housing stock here starts in that era rather than in the 1800s. Add the lake cabins, weekend places, and retirement homes built in the decades since, and you get an area dominated by factory-built fireplaces vented through Class A metal chimney — not masonry.

That distinction matters. A metal chimney system is a manufactured assembly with a finite service life and a specific set of failure points:

Chase covers. The sheet metal lid on top of a framed chase is usually galvanized from the builder and rusts through in fifteen to twenty years. Water then runs down inside the chase into the framing and the firebox. Stainless steel replacement solves it permanently.

Storm collars and flashing. The high-temp sealant at the roof penetration dries out and cracks. It’s a small leak that goes unnoticed until there’s a stain on the ceiling.

Refractory panels and gaskets. Prefab fireboxes have panels that crack and door gaskets that harden. Both are replaceable — until the unit is past its rated life, at which point an insert is the better answer.

Seasonal properties collect problems

A lake house that sits unused from March to October is an invitation. Birds, squirrels, and raccoons get into uncapped or damaged flues and build nests that completely block the chimney. If the first fire of the season is also the first time anyone’s looked at the chimney since spring, that’s a smoke-filled living room at best.
